Decking Cost Sunshine Coast: Indicative Ranges
Every row comes from one guide, published by a start-up that is building a record of completed Australian homes, and each shows the date we reviewed it. The figures are national, not Sunshine Coast prices. Use them as a rough cross-check, not a promise.
What the rates assume
The guide's material rates are installed prices for a straightforward ground-level deck on a standard substructure, including framing, boards and fixings, but excluding stairs, balustrading and approval costs. The same board over an elevated frame costs more.
Height matters most
The guide calls height the largest single cost variable, bigger than the board. It says a deck raised a metre or more commonly prices at $500 to $1,000 a square metre and beyond, because footings, posts, bracing, stairs and balustrading become engineered. It adds that approval is far more likely at that height.
Balustrades and glass
Once a balustrade is needed, the guide says it is priced per lineal metre and can rival the board cost. Timber is cheapest, aluminium and glass sit above it, and a 12 m edge in frameless glass can add several thousand dollars. Ask for the balustrade to be a named line.
Maintenance counts
Timber needs cleaning and recoating about every 12 to 24 months in full sun, and the guide says a professional clean and recoat for a modest deck commonly runs into the hundreds of dollars. Composite avoids oiling but still needs cleaning.
Where approval fits
Sunshine Coast Council lists decks above 10 m², decks of 1.0 m or more above the surface below, and balustrades and stairs above its limits as needing a permit. The fee for a certifier is not in these rates.
How to use these figures
Multiply a rate by your deck area only to get a rough range. Then add stairs, balustrades, approvals, electrical work and any site costs, and ask three businesses to price the same written scope. A figure from a national guide is a cross-check on a quote, not a replacement for one.
