Decking in Maroochydore
The coast's commercial heart
Maroochydore is the Sunshine Coast's major commercial area, with 63,673 people in its urban area at the 2021 census. That urban area is a census grouping wider than the suburb, which is a separate suburb from nearby Mooloolaba and Alexandra Headland. It has the Sunshine Plaza shopping centre and the region's main bus interchange, and its centre is on Horton Parade. Surf carnivals are held here, and it is a holiday base for the rest of Queensland. A busy centre means tradespeople are close, but parking can be tight.
Black swans and a Petrie name
Andrew Petrie gave Maroochydore its name in 1842, from a word meaning red-bill, a reference to the black swan. Surveyor Thomas O'Connor subdivided the town from the Cotton Tree reserve in 1908, on land bought from William Pettigrew, whose timber depot stood at what is now Wharf Street. The post office opened in 1922 and the library in 1975.
Maroochy Waters canals
Maroochy Waters is a waterfront estate beside the Maroochy River, one of the last canal projects in Queensland with direct access to the river and the Coral Sea. Its canals were built in three stages between the late 1970s and the early 1990s. The land is higher than the CBD, which has recorded floods in the last thirty years. A deck by the water is exposed to sun, damp air and wind.
Sunshine Central
Horton Park Golf Club moved to Bli Bli in 2015, which let the council develop its former land into Sunshine Central, a new city centre next to the Sunshine Cove residential and commercial development, which won a 2016 award for best residential development. Newer apartments and townhouses often have balconies. Strata rules usually govern changes to them, so ask your body corporate before you hire anyone.
Heights and the council trigger
A deck near a canal or on a sloping block may be raised off the ground. Sunshine Coast Council says a building permit is needed when a deck is higher than one metre above the surface below, bigger than 10 square metres, or has a side longer than 5 metres. Ask each builder to measure your plan against those triggers and say who lodges any application.
Salt, sun and boards
For a deck at Maroochydore, the board choice shapes years of upkeep. A national guide says timber needs recoating every 12 to 24 months in full sun, while composite avoids oiling but still needs cleaning. It also warns cheaper composite can fade or stain. Ask for samples, and ask each business to put the maintenance routine in writing.
Licence and warranty
Under the QBCC rules, building work valued above $3,300 needs a licence, and the QBCC register is public. Ask each builder which licence the person who will do the work holds, check it on the QBCC public register yourself, and ask who handles any plumbing or electrical work, such as lighting or a gas point, which are licensed trades of their own.
Shopping and surf carnivals
Maroochydore is a major commercial area of the Sunshine Coast, with most shopping precincts in the central business district, including the Sunshine Plaza centre. It also has the coast's main bus interchange for Translink services operated by Kinetic Sunshine Coast. The beaches host major surf sport carnivals, and Maroochydore as a locality has well-defined boundaries even though the wider town does not.
