What a covered deck is

A covered deck is a deck with a roof, whether a solid roof, a patio cover or a pergola with slats or sails. The roof turns a deck into an outdoor room that is usable in rain and sun. It also changes the rules, the engineering and the price, so it is worth planning the roof and the deck together.

Council approval triggers

Sunshine Coast Council says a development building work permit is needed for roofed or unroofed decks, pergolas, verandahs, patios and balconies, including gazebos and shade sails, that exceed 10 m², exceed a mean height of 2.1 m and a maximum of 2.4 m, exceed 5 m on any side, or are 1.0 m or higher above the surface below.

Re-roofing and attached roofs

The same council page lists re-roofing of a building or structure as needing a permit, and it asks that these structures meet the same setbacks as dwellings if used for entertainment or recreation. A roof joined to the house also touches the house's own structure and drainage. Ask a private building certifier to confirm your case.

Bushfire areas

The Queensland Government says AS 3959 applies in designated bushfire prone areas and that the most extreme areas require non-combustible material on the roof, veranda or deck. The rules reach additions within six metres of a dwelling, which describes most covered decks. Ask the council whether your property is in a designated area.

Roof types

Roofs include solid sheeting, insulated panels, polycarbonate and open slats. A solid roof gives the most protection from rain and sun, and an open pergola gives dappled shade. Ask the business to explain the trade-offs for your aspect, and to say how rain will be directed away from the house.

Wind and the frame

A roof catches wind, so the posts, beams and fixings carry more load than on an open deck. The guide says elevated decks become engineering-led, and a roof adds to that. Ask for the structural design in writing and for the name of the person who signed it off.

Cost drivers

The national guide in our cost page prices decks by board and height, not roofs. It says lighting, built-in seating, planter boxes and privacy screens are separate lines, and that a deck forming part of a larger alfresco project with roofing prices as one program. Ask each business to price the roof as its own line.

Caloundra and coastal weather

Wikipedia says Caloundra marks the northern extent of the Moreton Bay Marine Park and has Bribie Island across the Pumicestone Passage. Coastal sites can face strong winds, so tell each business how exposed your yard is and ask how the roof is anchored.

Gutters and drainage

A roof sheds a lot of water. Ask where the gutters and downpipes discharge, whether stormwater connections are included and who is responsible for any plumbing, which can need a licensed plumber. Water running to a neighbour or under the deck is a common headache.

Electrical work

Ceiling fans, lights and power points need a licensed electrician. Ask each business who will do the electrical work, and which licence they hold. A deck builder is not an electrician, and the two trades should be named in the quote.

Licences

The QBCC says a licence is required for building work valued over $3,300. A roofed deck almost always passes that. Ask which licence the person who will build holds, check it on the QBCC public register and ask who lodges the approval. We do not check anyone for you.

Pergola or roof first?

If you are still deciding between an open pergola and a solid roof, ask each business to quote both. A comparison on the same deck shows what the roof adds in cost and in time on site.

Getting a quote

Send the deck size, the height, the type of roof you want and whether the roof will join the house. Independent Sunshine Coast deck builders may reply and you compare written scopes and check each builder's licence yourself.

Quote lines to look for

Ask for the roof material, the colour, the beam sizes, the post fixings, the drainage and the electrical work as separate lines. Ask who applies for the approval and who pays. Compare at least two quotes written to the same scope.

Does a roofed deck need approval?

Sunshine Coast Council lists roofed or unroofed decks and pergolas with triggers such as over 10 m², a side over 5 m or a height of 1.0 m or more. Ask a certifier.

Does re-roofing need a permit?

The council lists re-roofing of a building or structure as needing a permit.

Do bushfire rules apply?

In designated bushfire prone areas they can. Queensland has adopted AS 3959 and the rules reach additions within six metres of a dwelling.

Who does the lights and fans?

A licensed electrician. Ask for the number and check it.
