Why edges matter

A deck edge, a stair and a balustrade are where people are hurt. A guard that is too low, a rail that moves or a tread that is too steep can cause a fall. These parts are also where deck quotes differ most, so they deserve their own lines in every quote.

When a balustrade is required

A national guide says that once a surface is one metre or more above the ground beneath it, a compliant barrier is required in most states. Sunshine Coast Council says a development building work permit is required for installing or altering a handrail or balustrade that protects a fall of 1.0 m or more above the surface below.

When stairs need a permit

The council says a stair needs a permit if it involves a change in levels of three risers or 1.0 m or more, or is part of the path of travel to a required exit. A deck with two or three steps can therefore be caught. Ask a private building certifier to confirm your case before you order parts.

Materials and price

The guide says balustrades are priced per lineal metre and can rival the board cost. Treated pine or hardwood is the cheapest, aluminium and glass sit well above, and frameless glass is at the top. It says a 12 metre edge in frameless glass can add several thousand dollars to a modest deck. These are not Sunshine Coast quotes.

Glass

Glass gives a clear view, which suits a coastal or hillside outlook. It also shows salt, rain spots and fingerprints. Ask what thickness and fixing is proposed, how the glass is cleaned and who is responsible if a panel is damaged.

Aluminium

Aluminium rails and balusters are light, do not rot and are usually powder-coated. Ask about the coating warranty and the colour range, and how corners and stairs are handled. Maroochydore, where Wikipedia says the Sunshine Plaza and the bus interchange are found, has businesses that supply these systems, but we do not say any business is based there.

Timber balustrades

Timber is the cheapest option and matches a timber deck. It also needs the same recoating cycle as the boards. Ask about post fixings and how the top rail is joined, since loose rails are a common failure on older decks.

Stair design

Stairs are priced per flight or per tread and add up on elevated decks. Ask for the rise and going of each step, the handrail and the landing in the quote. Tread surface and lighting also matter, especially if the stair is used at night.

Load and design

The guide says a balustrade must meet the height and load requirements of the National Construction Code. Ask the business which standard the design meets and for the engineering documents if the deck is elevated. A pretty rail that moves is not compliant.

Approvals for the whole deck

If the deck itself is over 10 m², over 1.0 m high or has a side over 5 m, it already needs a permit under the council list. A balustrade or stair is an extra trigger, not a replacement. Ask who lodges the application and who pays.

Pool barriers

If a deck is near a pool, barrier rules can apply. The council page lists work on a swimming pool safety barrier as needing a permit. Ask a pool safety certifier and a building certifier before you fix anything near the fence.

Licences

The QBCC says a licence is required for building work valued over $3,300. Balustrades and stairs on a deck can pass that value. Ask each business which licence it holds, check it on the QBCC public register and ask for the warranty in writing.

Quote lines to look for

A good quote names the material, the height, the posts, the fixings, the stair details and the finish. Ask for any gaps to be filled before you sign, and compare with the lines in at least two other quotes.

Compare before you commit

Ask at least two businesses to price the same edge length and the same stair, using the same material. A difference in price is easier to understand when the posts, rails, infill and fixings are listed separately. Ask for the warranty on the finish in writing.

When is a balustrade required?

The guide says a compliant barrier is required in most states once a surface is one metre or more above the ground. The council lists a permit for a handrail protecting a fall of 1.0 m or more.

Does a stair need a permit?

The council says a stair needs one if it involves three risers or 1.0 m or more, or is part of the path to a required exit.

How much does a glass balustrade cost?

The guide says a 12 m edge in frameless glass can add several thousand dollars. It does not give a per metre figure, and it is not a local quote.

Is glass or aluminium better?

It depends on the view, upkeep and budget. Ask for samples and warranties.
